We help you to resolve any doubts you may have before renting a flat.
At Testa we want settle all the small doubts you may have about renting a flat. We simplify the rental process and are here to help you with everything you need before taking the step towards your new home.
If you are looking to rent a flat…. Follow these recommendations!
1.The area of your rental flat
Do you love the city centre or would you prefer to escape the hustle and bustle in the outskirts of town? Living in a town centre means a wider range of shops and leisure facilities, better transport connections and being able to walk to various places.
Properties such as those located in the most central streets of Madrid like Calle Galileo, la Manzana Castellana or Méndez Álvaro are ideal for fans of the city centre.

On the other hand, living in the outskirts of town is much more peaceful, allowing you to get away from the hustle and noise of large cities.
Our properties in Las Tablas, Torrelaguna or Alameda de Osuna in Madrid are perfect for lovers of peace and tranquillity.

2. Characteristics of the property
Studio flats, properties with 2 to 5 bedrooms, ground floor flats with garden, attics with views… Before renting a flat, you should have a good idea of how much space you need and picture yourself living in it.
If you are looking for your first home, one-bedroom flats or studio flats such as those located in Sevilla, Ourense and Madrid will be the most suitable for you.

However, if you need a lot of space and different rooms for all the members of the family, you should look for flats with between 2 and 5 bedrooms.
In Valencia, Palma de Mallorca and Madrid you will find spacious properties with large communal areas for all the members of the family.

3. Where to find your flat?
We realise the first thing you do when looking for a flat (and looking for almost anything) is to open your favourite browser and type in all the details of your search.
On our website you will find a large variety of properties, photos of the spaces, the rooms and the surroundings and authentic virtual tours. You will also find everything you need to get in touch with us.

5.Visiting the property
The first impression is important. After getting in touch with us it’s time to visit the property. You can book your visit by phone or e-mail. Then, all you need to do is turn up at the place indicated and visit your possible future home from top to bottom. Can you picture the furniture in place already?
6.Decision time
If you can’t stop thinking about the last flat you visited, if it appears in your dreams, there’s nothing more to say… It’s the one! Call your agent again and say you have decided on your new home.
On the Testa website you can access the ‘Online booking’ option and using the visit codes book a property and do all the paperwork online.
7.What documents do you need?
In order to complete the rental process all you need is a valid National Identity Card (DNI) or Foreign Resident’s Tax Number (NIE). You will also need identification documents for all those people who are going to live in the property; if they are of legal age their name must feature on the lease.
You will also need a current account with a bank in Spain and proof of your income (payslip, tax statement, etc.).
If the flat you want to rent is subsidised, you must present documents certifying your marital status and that you do not own a property.
8.Deposits and insurance
It is important to know all the formalities that must be completed before signing the lease and the amount of these. The amount of the deposit and the bank guarantees are important aspects that should be clear from the outset.
Currently, when renting a property, the legal amount of the deposit is one month’s rent and this must be deposited with the appropriate regional government body
9.Finally… signing the lease
Once the previous steps have been concluded, you need to formalise the rental agreement via a lease and that’s it, the flat’s yours.
As you can see, the rental process is simple and with us even more so. At Testa you can choose from over 11,000 properties throughout Spain.
